Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Purley Cottage as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the rear elevation of the extension.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.

That all rainwater goods shall be constructed of cast iron.

That prior to the first occupation of the extension hereby approved, the existing dwelling shall be rendered wholly to match the finished extension.

There shall be no raising of existing ground levels on that part of the site lying within the area of land liable to flood.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood.

Any walls or fences constructed within or around the site shall be designed to be permeable to flood water.
