Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the development hereby permitted the en-suite window in the east elevation and the bedroom window in the west elevation shall be glazed with opaque glass and the glazing incorporated in the windows shall thereafter be retained and maintained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no windows shall be inserted in the first floor side elevations of the development (except any that may be included on the plans hereby permitted) unless planning permission has been granted by the Local Planning Authority on a formal application submitted for such development. Reason: To protect local amenities in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.
