That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That prior to any works commencing, a sample panel of brickwork for the proposed garden room shall be erected on site, and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, H12 and CON6 of the South Oxfordshire Local Plan.

That prior to any works commencing, a sample of the natural roof slates shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, H12 and CON6 of the South Oxfordshire Local Plan.

That prior to any works commencing, details of the new glazed doors and windows shall be submitted to and approved in writing by the Local Planning Authority. That all rainwater goods shall be constructed of cast iron and finished in black. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, H12 and CON6 of the South Oxfordshire Local Plan.
