Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of its use the means of access to which this permission relates shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, Diagram P2415/10B and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That within one month of the first use of the new access hereby approved, the existing vehicular access shall be closed off by the planting of a hedge and shall be so retained and maintained. Reason: In the interests of highways safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
