Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That prior to any development commencing, a sample of the timber boarding and paint finish for the proposed kitchen room shall be submitted to, and approved in writing by the Local Planning Authority.

That during the construction of the kitchen room, the flashing should be carried out only with hand tools.
Reason: To ensure the satisfactory preservation of the adjacent listed building in accordance with Policy CON6 of the South Oxfordshire Local Plan.
That details of the new windows and doors shall be submitted to and approved in writing by the Local Planning Authority before any work commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12 and CON6 of the South Oxfordshire Local Plan.
That all rainwater goods shall be constructed of cast iron and finished in black or lead.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and CON10 of the South Oxfordshire Local Plan.
