Conditions / Refusal Reasons
That approval of the details of the design and external appearance of the building(s) and the landscaping of the site (hereinafter called 'the reserved matters') shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is in outline only and is not accompanied by detailed plans.

That the development to which this permission relates must be begun not later than whichever is the later of the following dates : (a) the expiration of five years from the date of this permission, or (b) the expiration of two years from the final approval of the reserved matters, or, in the case of approval on different dates, the final approval of the last such matter to be approved, and if this condition is not complied with, this permission shall lapse. Reason: By virtue of Sections 91 and 95 of the Town and Country Planning Act 1990.

That application for the approval of each of the reserved matters referred to in condition 1 shall be made to the Local Planning Authority not later than three years from the date of this permission, and if this condition is not complied with, this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing storage/workshop building with corrugated iron roof shall be demolished before the erection of the new building hereby permitted commences, and any demolished material which is not to be utilised in the new development shall be permanently removed from the land. Reason: To ensure satisfactory comprehensive development in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the proposed building shall be used only for light industrial purposes in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 2005 (or in any provision equivalent to that Class in any statutory instrument revoking or re-enacting that Order) and for no other purpose whatsoever. Reason: To ensure that the development safeguards the character of the area in line with Policies C3, C1 and G1 of the adopted South Oxfordshire Local Plan.

That there shall be no goods, plant or machinery stored, repaired, operated or displayed in the open within the red edged area. Reason: To safeguard the character of the area in line with Policies C3, C1 and G1 of the adopted South Oxfordshire Local Plan.

That any unauthorised structures within the red edged area shall be removed within three months of the commencement of the development. Reason: To safeguard the character of the area in line with Policies C3, C1 and G1 of the adopted South Oxfordshire Local Plan.
