Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the new gate posts shall be erected using a "hand dig" method of construction and any necessary root pruning shall be carried out by a qualified arboriculturalist. Reason: To safeguard trees and hedges which are visually important in accordance with Policies G1, C2 and C16 of the adopted South Oxfordshire Local Plan.

That the new access shall have a no dig surface for the area adjacent and up to 4.5 metres away from the semi mature oak tree to the south of the access. Reason: To safeguard trees and hedges which are visually important in accordance with Policies G1, C2 and C16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any work, the existing unauthorised access shall be permanently closed off, the gates removed and a scheme of planting undertaken which shall have first been submitted to and approved in writing by the Local Planning Authority. Reason: To secure the proper planning of the locality in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.
