Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That within 28 days of the erection of the mast, it shall be painted olive green and so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G15 of the adopted South Oxfordshire Local Plan.

That within 3 months of the mast and equipment no longer being required for telecommunication purposes, it shall be removed from the site, and the site shall be reinstated. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G15 of the adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

Any walls or fencing constructed within or around the site shall be designed to be permeable to flood water. Reason: To prevent obstruction to the flow and storage of flood water, with a consquent increased risk of flooding in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That the landscaping shown on plan reference 01 accompanying the application shall be carried out within the planting season following the first use of the equipment hereby approved. The plants shall be retained and maintained, and in the event of any plants dying, they shall be replaced within the following planting season. Reason: To protect local amenities in accordance with Policy G15 of the adopted South Oxfordshire Local Plan.

That within one month of the first use of the equipment hereby approved, the temporary trackway shall be removed and the land re-instated to its former condition. Reason: To protect local amenities in accordance with Policy G15 of the adopted South Oxfordshire Local Plan.
