Conditions / Refusal Reasons
That, having regard to the size, form and material finish of the proposed extension, the proposal would detract from the modest scale and character of the existing cottage and the terraced row and would be detrimental to the character and appearance of the Clifton Hampden Conservation Area. As such the proposal would be contrary to Policies G1, CON10 and H12 of the adopted South Oxfordshire Local Plan and Policies G1, CON10 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft).

That, having regard to the modest scale and character of the existing cottage and to the character of the terraced row, the proposed extension would not represent a limited extension and would detract from the openness of the Green Belt and is therefore inappropriate as defined in PPG2. As such the proposal represents an unacceptable form of development that would be contrary to the advice contained in Planning Policy Guidance Note 2 'Green Belts', Policies G1, GB2 and H12 of the adopted South Oxfordshire Local Plan and Policies G2, GB2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft).
