Conditions / Refusal Reasons
That, having regard to the size of the building in particular the footprint and the height, the garage/study/store would dominate and overwhelm the existing property and due to its size and location would be harmful to the character and appearance of the street scene. As such the proposal would be contrary to policies G1 and G8 of the adopted South Oxfordshire Local Plan, policies G2 and G6 of the South Oxfordshire Local Plan 2011, Second Draft Deposit and the South Oxfordshire Design Guide.
That, having regard to the design of the garage/store/study in particular the proposed gable on the front elevation and the fenestration details, the building appears too complicated and domestic in its appearance which is not appropriate for an ancillary outbuilding. As such the proposal would be contrary to policies G1 and G8 of the adopted South Oxfordshire Local Plan and policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 Second Draft Deposit, and the South Oxfordshire Design Guide.
That, having regard to the proximity of the garage/study/store in relation to the semi-mature lime tree to the east and the conifer hedge along the southern boundary the proposal would encroach within the British Standard minimum protection zone and as a result would threaten the longevity of the tree and hedge. As such the proposal would be contrary to policies C16 and C18 of the adopted South Oxfordshire Local Plan and policy C10 of the South Oxfordshire Local Plan 2011, Second Draft Deposit.
