Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.

That the building shall be first occupied as a School of Engineering and Motorsport Academy as set out in the application. The building shall not be occupied for any other purpose for a period of 5 years from its first occupation. Reason: Because permission is given only in view of the special circumstances in accordance with Policy GB3 of the adopted South Oxfordshire Local Plan.

That a scheme for the protection of the trees to be retained shall be submitted to, approved in writing and the approved scheme implemented, prior to the commencement of any works. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents, employees and visitors to the site. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That a green travel plan shall be implemented and maintained in accordance with details to be submitted to and approved in writing by the Local Planning Authority prior to first occupation of the building. Reason: To reduce the reliance on travel by car in accordance with Policy G2 of the adopted South Oxfordshire Local Plan.
