That, having regard to the inappropriate details of the design relative to its surroundings, the proposal represents an inappropriate form of development which fails to reinforce local distinctiveness, and which would detract from the character and appearance of the area, contrary to Policy G8 of the adopted South Oxfordshire Local Plan, Policy G6 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft and Section 1 and 3 of the adopted South Oxfordshire Design Guide

That, having regard to the height of the dwelling, and therefore its size, bulk and massing relative to the size of the site, the dwelling and garage would result in a cramped form of development, which would detract from the character and visual amenity of the area, which lies within the Chilterns Area of Outstanding Natural Beauty, contrary to Policies G1, G8, H4 and C2 of the adopted South Oxfordshire Local Plan and Policies G2, C1, C2 and H4 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
