Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction in flood storage capacity in accordance with Policy G17 of the adopted South Oxfordshire Local Plan.

That there shall be no raising of existing ground levels at the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction in flood storage capacity in accordance with Policy G17 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. The scheme shall incorporate sustainable drainage principles and an assessment of the hydrological and hydrogeological context of the development. Reason: To accord with sustainable principles in accordance with Policy G2 of the adopted South Oxfordshire Local Plan.

That the areas shown on the approved plan for warehousing shall be used solely for purposes falling within the definition of B8 usage in the Town and Country Use Classes (amendment) Order, 2005 and for no other purpose whatsoever, unless an application in that behalf shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.
