Conditions / Refusal Reasons
That, having regard to its size, bulk and massing relative to the site and its surroundings, and to its inappropriate details of design, the proposal represents a cramped and incongruous form of development which would detract from the character and appearance of the area, fail to reinforce local distinctiveness and be detrimental to the visual amenity of the locality. As such the development is contrary to Policy H4 of the adopted South Oxfordshire Local Plan and Policies H4 and G6 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft, and sections 3 and 4 of the South Oxfordshire Design Guide.
That the development fails to make any provision for affordable housing, contrary to Policy H7 of the adopted South Oxfordshire Local Plan and Policy H9 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That, having regard to the location of the building in relation to adjoining properties, particularly those adjoining the site in Blagrave Close, the proposal would represent an oppressive and uneighbourly form of development which would overlook adjoining properties, detrimental to the residential amenity of occupants contrary to Policy H4 of the adopted South Oxfordshire Local Plan and approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That insufficient information accompanies the application to demonstrate that it would not involve the loss of trees contrary to Policy C18 of the adopted South Oxfordshire Local Plan and Policy C10 of the adopted South Oxfordshire Local Plan, 2011, Second Deposit Draft.
