That, having regard to the size, scale and design details of the proposed extension, in particular the addition of a further projecting gable and the proposed window to wall ratio, it would detract from the character of the existing cottage contrary to policies G1, G8, H12, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan, policies G6, H13 and Con 10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and advice contained in the South Oxfordshire Design Guide.

The proposed extension does not respect the size and scale of the existing dwelling and would detract from the character and appearance of the Long Wittenham Conservation Area particularly when viewed from High Street contrary to policies G1, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan, policies G2 and Con 10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Planning Policy Guidance Note 15.
