Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the first use of the access hereby approved visibility splays of 2.4 metres X 70 metres between the land and the highway shall be formed and retained as such. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That, prior to the first use of the new access the existing vehicular access to the commercial areas to the north and east of the site shall be closed by the erection of a 1.8 metre panel fence as shown on the approved drawing ref 727-5 and retained as such. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local plan.
