Conditions / Refusal Reasons
That the application proposes the erection of a replacement dwelling outside the built up area of any town or village. The replacement is significantly larger in volume than the existing (extended) property and would have a greater visual impact than the existing property contrary to Policy H16 of the adopted South Oxfordshire Local Plan and Policy H12 of the approved South Oxfordshire Local Plan, 2011 Second Deposit Draft September 2003.

That, having regard to its size, bulk and volume relative to the existing (extended) property, the proposed replacement dwelling is materially larger than the dwelling it replaces and would represent an inappropriate form of development, which would detract from the openness of and be harmful to the Green Belt, contrary to Policy GB2 of the adopted South Oxfordshire Local Plan and of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft September 2003.

That, having regard to its size relative to the existing dwellinghouse, the proposals would detract from the character and visual appearance of the locality, which lies within an Area of Great Landscape Value, contrary to Policies G1 and C3 of the adopted South Oxfordshire Local Plan, Policies G2, G6 and C1 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft September 2003.
