Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of development on the site a survey to investigate for the presence of water voles on the existing bank shall be carried out by a recognised nature specialist. If, as a result of the survey, water voles are found to be present then English nature shall be consulted to advise on appropriate mitigation measures. The approved mitigation measures shall be carried out in accordance with the approved scheme prior to the commencement of development. Reason: To minimise the risk to a protected species in accordance with policies G1 and C14 of the adopted South Oxfordshire Local Plan.

That the existing concrete hardstanding and camp sheding shall be removed and the materials therefrom removed from the site. The bank shall then be restored to a more natural profile as shown on the approved drawings prior to the first use of the new landing stage. Reason: To improve the visual amenity of the area in accordance with Policies G1 and C4 of the adopted South Oxfordshire Local Plan
