That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the natural stone to be used for the new walls shall be of the same colour, type and texture and shall be laid and pointed in the same manner as the natural stone which has been used in the construction of the existing walls. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix, the details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan

That samples of the materials to be used for the roof shall be submittd and approved by the Local Planning Authority in writing before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing north and east. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
