That the erection of a dwelling on this site, together with the highway access improvements, would detract from the character and appearance of the locality and the visual amenity of the locality, contrary to Policy H4 of the adopted South Oxfordshire Local Plan and approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That the erection of a dwelling on this site, together with the highway access improvements, would detract from the character, appearance and setting of Goswells, 20 Honey Lane, a building included on the Statutory List of Buildings of Special Architectural and Historic Interest, contrary to Policy CON7 of the adopted South Oxfordshire Local Plan and approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That, having regard to the inappropriate details of design, the proposals would result in an incongruous form of development which would detract from the character, appearance and setting of the area and to the setting of the listed building, contrary to Policies G8, H4 and CON7 of the South Oxfordshire Local Plan, 1997, and Policies G2, G6, CON7, D1 and H4 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft, Part 3 of the approved South Oxfordshire Design Guide.
