That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a sample of the natural Welsh slate to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before Development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the North Moreton Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the North Moreton Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all external heating and ventilation flues and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the North Moreton Conservation Area and in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.
