Description
New building for offices and storage for funeral service, two storey to front and single storey to the rear. (As amended by additional information received 28 October 2004 and as amplified by additional information received on 10 December 2004).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the offices on the first floor as indicated on drawing number 2A shall be used in connection with the funeral service only and for no other use within Class A1 of the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order or without modification).
Reason: To secure the proper planning of the locality and in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
That the building hereby permitted shall be used only for the purposes specified in the application, for a funeral service strictly in accordance with drawing numbers 1A and 2A, unless an application is submitted to and approved by the Local Planning Authority.
Reason: To secure the proper planning of the locality and in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
That parking shall be laid out, constructed and maintained in accordance with drawing number 1A.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan
That before development commences a drawing showing details of the widening of the access shall be submitted to and approved in writing by the Local Planning Authority, it shall then be laid, constructed and maintained strictly in accordance with the approved drawing.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That before development commences a sample of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory, in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That notwithstanding any indications as to those matters which may have been given in the application, a detailed schedule of the materials to be used for all external surfaces shall be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To ensure that details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That no additonal windows shall be inserted in the northern elevation of the building unless a planning application has been submitted to and approved by the Local Planning Authority.
Reason: To protect the amenity of occupiers of nearby neighbouring properties in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That a detailed specification of the design, materials and external finishes of all windows, external doors, eaves, rainwater goods, flues and vents shall be submitted to and approved in writing by the Local Planning Authority prior to development commencing.
Reason: To ensure that the appearance of the building is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That notwithstanding any indications as to those matters which may have been given in the application details of the provision of the hard surfaces on the site shall be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To help assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxforshire Local Plan.
That prior to the commencement of the development details of all the proposed boundary treatments shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To help assimilate that development into its surroundings and to safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
