Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the open areas of the site shall be used for parking vehicles, access, manoeuvring, loading and unloading and shall not be used for any other purpose including outside working and the storage of goods or materials. Reason: To safeguard the character of the area and to preserve the openness of the Oxford Green Belt in accordance with Policies GB3 and C11 of the adopted South Oxfordshire Local Plan.

That the use of Unit B, as identified on the attached plan reference P04/W1106 'A' by cross hatching coloured blue, for the conversion, servicing and maintenance of vans and the associated van parking places shall enure only for the benefit of Transpiration Ltd whilst in occupation of the site or as otherwise agreed in writing by the Local Planning Authority and shall not enure for the benefit of the land. Reason: Because permission is only given in view of the special circumstances of the activity contributing to the social well-being of the District in accordance with Policy CF1 of the adopted South Oxfordshire Local Plan.

That the use of Unit A, as identified on the attached plan reference P04/W1106 'B' by cross hatching coloured green, for the manufacture of rigid boats (inflatables) shall enure only for the benefit of Williams Marine whilst in occupation of the site or as otherwise agreed in writing by the Local Planning Authority and shall not enure for the benefit of the land. Reason: Because of the special circumstances of the site and the use of the formerly burnt down building for light industrial purposes and in accordance with Policy E6 of the adopted South Oxfordshire Local Plan.

That no mezzanine floors shall be constructed in the building unless an application for planning permission shall first have been submitted to and granted by the Local Planning Authority. Reason: To safeguard the character of the area and as the creation of additional floorspace could lead to pressure to use the existing open areas around the building for car and vehicle parking which could impact on the openness of the Oxford Green Belt in accordance with Policy GB3 of the adopted South Oxfordshire Local Plan.

That no machinery shall be operated, no process carried out and no goods despatched or received at the site between the hours of 7 pm and 7 am on any day or at any time on Sundays, Bank or Public Holidays. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
