That the remaining replacement walls shall be constructed in accordance with the submitted schedule of works and the joint sizes and overall dimensions of the rebuilt wall shall match the original.
Reason: To safeguard the architectural and historic interest and character to the listed building and the conservation area in accordance with Policies CON8 and CON10 of the adopted South Oxfordshire Local Plan.
That only such demolition as is required to allow the recovery of sufficient walling materials to construct the sample panels shall take place until written approval has been given by the local planning authority to a sample panel of both stone brick walling materials to be used in the rebuilding. The samples panels shall be erected on the site of the development and retained until development is completed and the panels shall thereafter be removed from the site.

Before the re- commencement of any site works or operations relating to the southern and western boundary walls an arboricultural method statement to ensure the satisfactory protection of the retained trees at 2 Church Close, East Hagbourne during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works including demolition. The matters to be encompassed within the aboricultural method statement shall include the following:
i) A specification for the pruning of, or tree surgery to, the trees (within East Hagbourne Conservation Area) in order to prevent accidental damage by construction activities. All works to the trees, and root pruning to be carried out by an appropriately qualified aborist in accordance with BS3998/1989.
ii) The specification of the location, materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of the trees, in accordance with the recommendations of BS5837 (1991) ¿Trees in relation to construction¿, and details of the timing and duration of its erection ;
iii) The definition of areas for the storage or stockpiling of materials, temporary on-site parking, site offices and huts, mixing of cement or concrete and fuel storage;
iv) The details and method of construction of the proposed wall footings and piers in the vicinity of the tree and how these relate to existing ground levels;
v) Provisions for the supervision of works within the root protection areas of the trees to be retained and for the monitoring of continuing compliance with the protective measures specified, by an appropriately qualified arboricultural consultant, to be appointed at the developer¿s expense and notified to the Local Planning Authority, prior to the commencement of development; and provision for the regular reporting of continued compliance or any department there from to the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.
