Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the existing building and the Forest Hill Conservation Area in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted in the side elevation facing No 6 Bank Cottages unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To safeguard the character and appearance of the existing building and the Forest Hill Conservation Area in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding any indications as to those matters which may have been given in the application the existing side window at first floor level shall be retained and reused in the rear facing elevation of the extension hereby granted a planning permission. Reason: To safeguard the character and appearance of the existing building and the Forest Hill Conservation Area in accordance with Policies H12 and CON10 of the adopted South Oxfordshire Local Plan.

That no development shall take place until written approval has been given by the Local Planning Authority to a sample panel of the external stone walling to be used on the front elevation. The sample panel shall be erected on the site of the development and retained until development is completed and the panel shall thereafter be removed from the site. Reason: To safeguard the character and appearance of the existing building and the Forest Hill Conservation Area in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding any indications as to those matters which may have been referred to in the application details of the windows and external kitchen door shall be provided at a scale of 1:20 and be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the existing building and the Forest Hill Conservation Area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.
