Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That full details of the proposed system, including outfall details, shall be submitted to an approved by the Local Planning Authority prior to the development commencing and the scheme shall be implemented in accordance with these details. Reason: In the interests of public health and to avoid pollution in accordance with policy G6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any construction work, a survey of the presence of water voles shall be undertaken by a suitably experienced field ecologist, the results sent to the Local Planning Authority and written approval given prior to the development commencing. Reason: Because water vole habitats are protected under the Wildlife and Countryside Act 1981 (Amended) and in accordance with policies G1 and C14 of the adopted South Oxfordshire Local Plan.

That no soakaways shall be constructed such that they penetrate the water table and they shall not in any event exceed 2 metres in depth below the existing ground level. Reason: To prevent pollution of groundwater and in accordance with policy G7 of the Adopted South Oxfordshire Local Plan.
