Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.17/04 as shown on plan numbers 5003448/921/014/4108, 4120, 4123 and 5003448.014/OXO/4099 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Head of Sustainable Development. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That the operational use of the premises shall be restricted to 9.00 am - 4.00 pm Mondays to Fridays unless otherwise first agreed in writing by the Head of Sustainable Development. Reason: In order to safeguard the amenities of the area. (Policies: EN1 (OSP); G2 (OSP2016)).

That the building shall not be occupied until the car parking area has been completed in accordance with a specification to be submitted to and approved in writing by the Head of Sustainable Development. Reason: To ensure that adequate car parking provision is made. (Policies: G2 (OSP); G2 (OSP2016); G1, G10 (SOLP)).

That no development shall take place until the hedgerow on the site which is to be retained has been protected during building works in accordance with a scheme to be submitted to and approved in writing by the Head of Sustainable Development. Reason: To ensure the protection of the existing hedgerow in the interests of the visual amenities of the area. (Policies: EN2 (OSP); G2 (OSP2016)).
