That, having regard to the size and bulk of the resulting building compared to that of the original dwelling and to its location in the Oxford Green Belt, the further extension of the property, over that which has already been approved, represents an inappropriate form of development as defined in Planning Policy Guidance Note 2 Green Belts, and would detract from the character of the existing property and the amenity of the area, contrary to Policies G1, GB2 and H12 of the adopted South Oxfordshire Local Plan and Policies G2, GB2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft).
