That, having regard to the size of the site relative to its surroundings, and to its details of design, the proposal represents a cramped and inappropriate form of development, which would detract from the character and appearance of the area, contrary to Policy H4 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan, 2011, Second Deposit Draft and Section 4 of the South Oxfordshire Design Guide.
That, having regard to the location of the site relative to the adjoining property, 2 Tavistock Avenue, the proposal represents an oppressive and unneighbourly form of development which would overlook the adjoining property, detrimental to the residential amenity of occupants, contrary to Policy H4 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan, 2011, Second Deposit Draft
That inadequate information accompanies the application to demonstrate that the house can be built without affecting the public foul sewer which crosses the front of the site or sites the house further into the site which would be out of character with the surrounding development, contrary to Policy G6 of the adopted South Oxfordshire Local Plan and Policy D10 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
