That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1,H4 and H11 of the adopted South Oxfordshire Local Plan.

That the two bathroom windows in the east elevation shall be obscure glazed and shall be retained as such. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional first floor windows shall be constructed in the walls of the development hereby approved facing north, east or west. Reason: To ensure that the development is not unneighbourly and to comply with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience and to comply with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
