That approval of the details of the design and external appearance of the building and the landscaping of the site (hereinafter called 'the reserved matters') shall be obtained from the Local Planning Authority. Reason: As the application is not accompanied by details of these matters

That application for approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990

That the development to which this permission relates shall be begun not later than whichever is the later of the following dates: a) the expiration of five years from the date of this permission; or b) the expiration of two years from the final approval of the reserved matters, or, in the case of approval on different dates, the final approval of the last such matter to be approved. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the dwelling shall be two storey only. Reason: To ensure that the development is not harmful to the established character of the street scene in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

A scheme for the hard and soft landscaping of the site, which should include details for the planting of live trees and shrubs, for the treatment of the access road, parking areas and hard standings and for the provision of boundary fences, (including the enclosure of front garden areas with low fences, walls or railings), shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development hereby permitted. Reason: To help assimilate the development into its surroundings and to comply with Policies G1 and G9 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interest of highway safety and convenience and to comply with Policies G1, H4 and G10 of the adopted South Oxfordshire Local Plan.

That construction of the dwelling shall not commence until the turning space has been constructed within the curtilage so that motor vehicles may enter, turn around and leave in a forward direction. Reason: In the interests of highway safety, in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A B and E of schedule 2 of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking and re-enacting that Order), unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: In order to protect local amenities in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
