That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. Related application(s): P09/W0525/DIS

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character and appearance of the existing building and the Long Wittenham Conservation Area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the elevation facing No 33 High Street and Fieldside Cottage, Long Wittenham. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for separate living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.
