That, having regard to the size of the proposals and their location relative to the boundary of the site, the extension would result in a cramped and intrusive form of development, which would detract from the scale, character and appearance of the existing dwelling and the visual amenity of the street scene contrary to Policy H12 of the adopted South Oxfordshire Local Plan, Policy H13 of the approved South Oxfordshire Local Plan 2011, Second Deposit Draft and Section 4.6 of the approved South Oxfordshire Design Guide.

That the development fails to provide adequate parking spaces to serve the dwelling and would therefore result in a shortfall of on-site parking on a shared access, detrimental to the safety and convenience of other users of the highway. Furthermore, and notwithstanding any indication on the submitted drawing, insufficient space exists at the front of the property to enable further parking spaces to be provied without incursion onto the public highway and harm to the character and visual amenity of the locality, contrary to Policies H12 and G11 of the adopted South Oxfordshire Local Plan, Policies H13 and D2 of the approved South Oxfordshire Local Plan 2011, Second Deposit Draft and Section 4.6 of the approved South Oxfordshire Design Guide.
