That having regard to its size and degree of projection to the side the proposed two storey extension would represent an inappropriate extension through filling the gap between No 27 Edinburgh Drive and the boundary with No 29 Edinburgh Drive leading to a terracing effect which would be detrimental to the visual amenity of the street scene and the area contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan and Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Ex.2 of Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to its size and design the proposed side extension which has insufficient set back and definition between the existing ridge line and that proposed would have a detrimental effect on the character and appearance of the existing dwellinghouse and the street scene in general contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan and Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Ex.2 of Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to their location relative to 29 Edinburgh Drive the proposed two storey extensions would represent an oppressive and unneighbourly form of development detrimental to the residential amenity of occupants of the neighbouring property 29 Edinburgh Drive contrary to Policy H12 of the adopted South Oxfordshire Local Plan and Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the provisions of Section 4.6 of the adopted South Oxfordshire Design Guide.
