That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. A sample panel of the walling materials shall be constructed on the site for inspection and approval by the Local Planning Authority prior to the construction of the building to ensure that the mortar mix and coursework are appropriate. Reason: To ensure safeguard the character of the area in accordance with Policies G1 and CON10 of the adopted South Oxfordshire Local Plan.

That the stonework to be used in the construction of the outbuilding shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the conservation area in accordance with Policies G1 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure safeguard the character of the area in accordance with Policies G1 and CON10 of the adopted South Oxfordshire Local Plan..

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area in accordance with Policy H11 of the South Oxfordshire Local Plan.
