Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the riding arena shall be used for private recreational use only, and no commercial equestrian use shall be carried out on the site including riding tuition or competitions. To ensure that the proposal is not unneighbourly or harmful to the character of the surrounding area, in accordance with Policy R10 of the adopted South Oxfordshire Local Plan.

That no lighting shall be erected in order to iluminate the riding arena on or near the site, unless a formal planning application has been submitted to and approved by the Local Planning Authority. In order to protect the amenity of neighbouring properties in accordance with Policy R10 of the Adopted South Oxfordshire Local Plan.

That no development shall take place until a professionally competent archaeological organisation, as approved in writing by the Local Planning Authority, has been commissioned to carry out a full watching brief during the period of construction works. The watching brief shall preserve by record any archaeological features which may arise in the course of works and shall include limited archaeological excavation where necessary and the retrieval of artefactual evidence. To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with Policy CON16 of the Adopted South Oxfordshire Local Plan.

That, details of the surface water drainage shall be submitted to, and approved by the Local Planning Authority prior to development commencing, and the scheme implemented in accordance with these details.
