Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the brick base shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in acordance with Policy H12 of the Adopted South Oxfordshire Local Plan.

That the existing trees to the side and rear of the property which are the subject of a Tree Preservation Order, shall be protected whilst development operations are in progress, in accordance with the advice giving in BS5837 "Trees in Relation to Construction" and a scheme which shall be first submitted to and agreed in writing by the Local Planning Authority. The scheme shal be implemented prior to commencement of the development. Reason: to safeguard trees which are visually important in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the details in the application, details of the foundations shall be submitted to and approved in writing by the Local Planning Authority prior to the implementation of development. The foundations should be designed in such a way as to minimise the impact on tree roots. Reason: To safeguard trees which are visually important in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
