Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the premises shall be used only for a coffee shop/cafe and for no other purpose (including any other purpose in Class A3 of the Schedule to the Town and Country Planning (Use Classes) Order 1983, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order). Reason: To prevent noise and disturbance in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

The granite plinth shall match the granite to be used in the banding and setts on the surrounding external surfaces. Reason: In the interests of the design and visual amenities of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development hereby approved, ventilation details shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of sustainable development and good design in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health in accordance with Policy G17 of the adopted South Oxfordshire Local Plan.
