That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

The rated level of noise from the external air conditioning condenser units shall be below the background level of the area. The noise levels shall be determined at 1 metre from the closest residential façade and the measurement and rating of the plant shall be made in accordance with British Standard 4142 "Method for rating industrial noise affecting mixed residential and industrial areas". Reason: To ensure that the development is not unneighbourly in accordance in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
