Conditions / Refusal Reasons
That having regard to the size of the proposed building in relation to the size of the site, to the size of the plot remaining to 2 Townsend Cottages and to the resulting relationship between the new house and surrounding buildings, the proposal represents a cramped, overdevelopment of the site that would be out of keeping with the more spacious character of development in the locality and would detract from the visual amenity of the area and the character and appearance of the North Wessex Downs Area of Outstanding Natural Beauty. As such the proposal would be contrary to Policies G1, G8, C2, H5 and H11 of the adopted South Oxfordshire Local Plan and Policies G2, C2, G5, D1, D3 and H5 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
That having regard to the size of the proposed building and its relationship to the neighbouring properties, 1 Deaconfield and 1 and 2 Townsend Cottages, the proposal represents an oppressive and overbearing form of development that would detract from the residential amenity of the residents of these properties. As such, the proposal would be contrary to Policies G1, and H5 of the adopted South Oxfordshire Local Plan and Policies G2, and H5 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
