That having regard to the size of the extension relative to the existing property and its location within the Oxford Green Belt, the extension represents an inappropriate form of development as defined in Planning Policy Guidance Note 2 Green Belts and would detract from the character of the existing property and the amenity of the area contrary to Policies G1, GB2 and H12 of the adopted South Oxfordshire Local Plan and Policies G2, GB2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
That having regard to the size, scale, design, form and details particularly of the roof form, the proposed extension would detract from the character and appearance of the existing dwellinghouse contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan, Policies D1 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and the advice set out in Section 4.6 of the approved South Oxfordshire Design Guide.
