That having regard to the design and scale of the proposed building in relation to the established character of the surrounding area the proposal would be detrimental to the established character and appearance of the Long Wittenham Conservation Area, contrary to Policy CON8 and CON10 of the adopted South Oxfordshire Local Plan and Policy CON10 of the Second Deposit Draft Local Plan.

That having regard to its size, location and details of design the proposed building is tantamount to the erection of a separate dwelling and is out of keeping with the established building form and character of the surrounding area, contrary to Policy G8 and H5 of the adopted South Oxfordshire Local Plan and Policy G6, H5 and H13 of the Second Deposit Draft Local Plan and the South Oxfordshire Design Guide.

That having regard to the location of the proposed building and the height , size and design details in relation to the May Tree Cottage (Grade II Listed Building) the proposal would have an adverse affect on the setting of a Grade II Listed Building, contrary to Policy CON7 of the adopted South Oxfordshire Local Plan and Policy CON7 of the Second Deposit Draft Local Plan and Planning Policy Guidance Note 15.
