Conditions / Refusal Reasons
That, having regard to the limited size, shape and steeply sloping nature of the site, the proposal is likely to result in a cramped from of development resulting in unsatisfactory standards of environment and residential amenity for the occupiers for the proposed dwelling and would be out of keeping with the more spacious plots in the locality contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan and policies G2, and H4 of the South Oxfordshire Local Plan Second Deposit Draft 2011.

That, having regard to the location of the site adjoining the Wheatley Conservation Area and within close proximity to a grade II listed Building and the lack of detail of siting, design and external appearance, the proposal fails to demonstrate that it would preserve or enhance the character and appearance of the Conservation area would not adversely affect the setting of the listed building. The proposal is therefore contrary to policies Con 7 and Con 15 of the adopted South Oxfordshire Local Plan and policies Con 7 and Con 10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
