Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing trees and hedges on the land shall be protected in accordance with British Standards 5837 "Trees in Relation to Construction" and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and be implemented prior to the commencement of the development. Reason: To safeguard trees and hedges which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That before the commencement of any site works or operations relating to the development permitted an arboricultural method statement to ensure the satisfactory protection of retained trees and hedges during the construction period shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to the commencement of any site works. The matters to be encompassed within the arboricultural method statement shall include the following:- i) a specification for the pruning of or tree surgery to trees to be retained in order to prevent accidental damage by construction activities. ii) The specification of the location materials and means of construction of temporary protective fencing and/or ground protection in the vicinity of trees to be retained in accordance with the recommendations of BS 5837 (1991) "Trees in relation to Construction" and details of the timing and duration of its erection. iii) The definition of areas for the storage or stockpiling of materials, temporary on site parking, site offices and huts, mixing of cement or concrete and fuel storage. Reason: To safeguard trees and hedges which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the existing ground levels on the site shall not be raised other than in accordance with the details shown on the submitted drawing Ref. No. W028402A. Reason: To prevent flooding of adjoining land and to avoid pollution in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: To prevent flooding of adjoining land and to avoid pollution in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That during construction works no solid matter shall be stored within 10 metres of the banks of the Holdon and Moorbirge Brooks and thereafter no storage of materials shall be permitted in this area unless appropriate measures : details of which shall be submitted to and approved in writing by the Local Planning Authority before development commences : are taken to ensure that no solid/liquid matter enters the watercourse. Reason: In the interests of public health and to avoid pollution and in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
