That having regard to the size of projection and its location on one half of a semi detached pair of houses it is considered that the extension would unbalance the appearance of the dwelling house and constitute an intrusive form of development in to the open plan setting of the estate and have a detrimental impact on the street scene and as such is contrary to policies H12 of the adopted South Oxfordshire Local Plan, H13, G6 of the Second Deposit Draft Local Plan and Section EX2 of the South Oxfordshire Design Guide.

That having regard to its position and its degree of projection from the front of the dwelling house the proposed extension would have an overbearing effect upon the adjoining dwelling detrimental to the residential amenities of that property and as such is contrary to policies H12 of the adopted South Oxfordshire Local Plan, H13, G6 of the Second Deposit Draft Local Plan and Section EX2 of the South Oxfordshire Design Guide.
