Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

Upon the granting of this planning permission the planning permission dated 24 July 2003 granted by the Council under reference P03/W0470 shall be treated in all respects as having been revoked and no development authorised by the said planning permission shall thereafter be undertaken on the land. Reason: As the implementation of both permissions would constitute an overdevelopment of the plot resulting in poor standards of amenity for the neighbouring properties, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
