That having regard to its excessive size and location relative to existing surrounding development, the proposal represents an incongruous and inappropriate extension of built development into open countryside, contrary to Policies H6 and G5 of the adopted South Oxfordshire Local Plan and Policies G2 and H6 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.

That having regard to its excessive size, and inappropriate materials and details of design, the proposal represents an inappropriate form of development which would detract from the character and appearance of the area, contrary to Policy G8 of the adopted South Oxfordshire Local Plan, Policy C4 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft and Parts 3 and 4 of the South Oxfordshire Design Guide.
