That, having regard to the location of the dwelling relative to 2 Roman Road, the proposals would result in an oppressive form of development which would detract from the residential amenity of the occupier of that dwelling, contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan and conditions G2 and H4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.

That, having regard to the size and shape of the site relative to existing surrounding development, the location of the dwelling relative to no 2 and 4 Roman Road and to the provision of parking directly in front of the new dwelling, the proposal would result in a cramped from of development which would appear out of keeping with the locality and intrusive in the street scene contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan, policies G2 and H4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.3 CP1 of the South Oxfordshire Design Guide.

The outlook of the proposed dwelling would be predominantly to the north west, which would compromise the quality of living conditions of the prospective occupier of the dwelling in that it would result in a dark interior with limited opportunity for further windows, without being unneighbourly, contrary to policy H11 of the adopted South Oxfordshire Local Plan and policy D1 of the approved South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.2, BP6 of the South Oxfordshire Design Guide.
