Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the brick plinths of the extension and garage and roof of the extension shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That a boundary fence shall be constructed to a height of 1.8 m along part of the north eastern boundary of the site as indicated on drawing number FWL 104D, prior to development commencing, and that such fence shall thereafter be retained. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the existing trees on the site and within the curtilage of Applegarth and Notley shall be protected whilst development operations are in progress in accordance with British Standard 5837. Reason: To safeguard existing trees on and around the site in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.
