That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof of the building be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in either side elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That there shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and the reduction in flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lyiny within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and reduction in flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
